The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Development should be carried out in accordance with the submitted Preliminary Ecological Appraisal by Eckoella completed on 07/05/2026 specifically the measures and recommendations set out in Sections: 5.8. 5.5.2. 6.1.1. Of the report. Al ecological mitigation, compensation and enhancement measures detailed within these sections shall be implemented in full, retained thereafter and maintained for the lifetime of the development, unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure the protection and enhancement of biodiversity in accordance with the objectives and Policy D20 of the Sedgemoor Local Plan (2011-2032).

Use of the grass runway hereby permitted shall be limited to leisure aviation activities associated solely with the established use of Westonzoyland Airfield and for no other purpose. The runway shall not be used independently of the airfield operations and shall be retained thereafter in accordance with this restriction. Reason: To ensure the development remains appropriate to its countryside location, in accordance with Policy CO1 of the Sedgemoor Local Plan (2011-2032).
