The proposed development fails to meet the locational requirements set out in exception policies CO2 and D9 Sedgemoor Local Plan as the application site does not amount to infill of an existing built up area, nor is it sufficiently well related to the settlement boundary of an identified settlement. In the absence of such compliance, the proposed development would result in new development in the countryside, contrary to both local and national planning policy. The erection of a dwelling in such a location would therefore be contrary to policies S2, CO1, CO2 and D9 of Sedgemoor Local Plan 2011-2032 and policy S5 of the National Planning Policy Framework.

Insufficient evidence has been provided to the LPA in regards to the developments impact on protected species and habitats and as such the development does not comply with policy D20 and D23 of the Sedgemoor Local Plan, WED 4 of the Wedmore Neighbourhood Plan and policy N2 and N6 of the National Planning Policy Framework.
