The development hereby permitted shall be begun not later than expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

No works to the Methodist Church Building shall commence until details of the protection of historic joinery, cornices, panelling, floor finishes, and the gallery balustrade, have been submitted to and approved in writing by the Local Planning Authority. The works shall only be carried out only in accordance with the agreed protection measures. Reason: To preserve the heritage asset, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.

No re-rendering works shall be carried out, except in accordance with this condition, unless full details of the re-rendering works have been first submitted to and approved in writing by the Local Planning Authority. The re-rendering details shall include: (a) a method statement for the removal of any existing render, (b) a sample area of render removal using the above method, in situ for inspection, (c) a method statement for the re-rendering, (d) a specification for the lime render mix, and, (e) a sample area of re-rendering demonstrating colour, texture, and finish has been provided in situ. The sample area of re-rendering shall be retained for reference until the works have been completed, and the re-rendering shall be carried out in strict accordance with the approved details. Reason: To preserve the heritage asset, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.

No works shall commence to restore the windows unless in accordance with details that have first been submitted to and approved in writing by the Local Planning Authority. Such details shall include a method statement, a detailed schedule of any repair work, and drawings to show any replacement pieces. Photographic documentation of the existing condition of each window shall also be provided, annotated where necessary to indicate areas of proposed intervention. The window repair works shall be carried out strictly in accordance with the approved details and shall thereafter be retained in that form. Reason: To preserve the heritage asset, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.

No new or replacement services shall be installed unless in accordance with details that have been first submitted to and approved in writing by the Local Planning Authority. Such details shall include a method statement, floorplans, internal elevations, and sections as necessary to indicate the routing of all new and replacement services. The works shall thereafter be carried out in accordance with the approved details. Reason: To preserve the heritage asset, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.

No ducts, pipes, rainwater goods, vents, flues or other external attachments shall be fitted or installed unless in accordance with details that have been first submitted to and approved in writing by the Local Planning Authority. These details should include the placement, appearance, and finish of any external attachments. The works shall thereafter be carried out in accordance with the approved details. Reason: To preserve the heritage asset, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.

Before any works to the roof is commenced samples of the proposed roof slates shall be submitted to and approved in writing by the Local Planning Authority, and no other material shall be used without consent. No work to relocate the font, organ, or pulpit shall be undertaken unless in accordance with a method statement that has first been submitted to and approved in writing by the Local Planning Authority. No work to construct the new gallery shall be undertaken unless full details of the method of attachment to the existing walls and balustrade, in the form of drawings and sections of no less than 1:20 scale, have been submitted to and approved in writing by the Local Planning Authority. The works shall thereafter be carried out in accordance with the approved details. Reason: To preserve the heritage asset, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.

Prior to the installation of the hereby approved Air Condition Unit, details of the required screening shall be first submitted to and approved in writing by the Local Planning Authority and thereafter be carried out in accordance with the approved details and be retained in that form. Reason: To preserve the heritage asset, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.
