The development hereby permitted shall be begun before the expiration of five years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990.

The development hereby permitted shall be carried out in accordance with the plans listed in Schedule A For the avoidance of doubt and in the interests of proper planning

The dwelling hereby approved shall not be occupied until a properly consolidated and surfaced parking area for 3no. vehicles have been constructed and made available for it in accordance with the approved plans and specifications. The approved parking area(s) shall thereafter be permanently retained and kept available for parking at all times. Reason: In order to ensure that adequate parking provision is made for each occupier in the interests of preserving highway safety and in accordance with policies with D13 of Local Plan.

The materials to be used in the construction of the dwelling hereby permitted shall be in complete accordance with the approved plans and specifications unless details of any alternative material have first been submitted to and approved, in writing, by the Local Planning Authority. Reason: To ensure that the materials to be used are acceptable in order to maintain the character and appearance of the building and those of the surrounding area, and in accordance with D2 of the Sedgemoor Local Plan.

Hedgerows and trees shall be protected from mechanical damage, pollution incidents and compaction of roots in accordance with BS5837:2012 during site clearance works, groundworks and construction and to ensure materials are not stored at the base of trees, hedgerows and other sensitive habitats. Photographs of the measures shall be submitted to the Local Planning Authority prior to the commencement of any vegetative clearance or groundworks. The measures shall be maintained throughout the construction period. Reason: A pre-commencement condition in the interests of the 'Favourable Conservation Status' of populations of European and UK protected species, UK priority species and habitats listed on s41 of the Natural Environment and Rural Communities Act 2006 and in accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity.

Prior to first occupation of the dwelling hereby approved, the northern boundary hedgerow shall be gapped up using native species as shown on the approved Landscaping plan - Shadow Habitat Regulations Assessment Report dated September 2025. Trees, hedges and plants on the approved Landscaping plan to be retained or planted which, during the development works or a period of five years following full implementation of the landscaping scheme, are removed without prior written consent from the Local Planning Authority or die, become seriously diseased or are damaged, shall be replaced in the first available planting season with others of such species and size as the Authority may specify. Management shall include one late-summer/early-autumn cut per year, with removal of arisings. Re-seeding shall be undertaken if establishment fails. Photographic evidence confirming the completed hedgerow gapping-up and grassland creation shall be submitted to the LPA prior to occupation. All external and internal lighting shall be installed strictly in accordance with the specifications and locations set out in the approved design (Lightable Projects Ltd, March 2026). Lighting shall be maintained thereafter in strict accordance with the approved design. No additional external lighting be installed without prior consent in writing from the Local Planning Authority. No vegetation removal shall take place between 1st March and 30th September inclusive, unless a competent ecologist has undertaken a careful, detailed check for active birds' nests immediately before the vegetation is cleared and provided written confirmation that no birds will be harmed and/or that there are appropriate measures in place to protect nesting bird interest on site. Any such written confirmation should be submitted to the Local Planning Authority by the ecologist accompanied by dated photos showing the site before and after clearance. In no circumstances should netting be used to exclude nesting birds. Reason: A pre-commencement condition in the interests of nesting wild birds and in accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity
