The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

No above groundworks, including site clearance or construction, shall commence until: a) An Odour Impact Assessment has been undertaken by a suitably qualified person, with particular reference to the impact on neighbouring residential properties has been submitted to and approved in writing by the Local Planning Authority. b) If the Odour Impact Assessment identifies that an odour management plan is required then this plan, alongside the Odour Impact Assessment, shall be submitted to and approved in writing by the Local Planning Authority. The plan shall provide details of any mitigation methods to reduce the likely impact on the proposed residential property of odour also. The development shall thereafter be carried out in accordance with the approved details in perpetuity. Reason: In the interests controlling odours and protecting residential amenity in accordance with Policies D24 and D25 of the Sedgemoor Local Plan

Before the commencement of the development hereby permitted the applicant, or their agents or successors in title, shall have secured the implementation of a programme of archaeological work in accordance with a Written Scheme of Investigation (WSI) which has been submitted and approved in writing by the Planning Authority. The WSI shall include details of the archaeological monitoring, the recording of the heritage asset, the analysis of evidence recovered from the site and publication of the results. The development hereby permitted shall be carried out in accordance with the approved scheme." Reason: To comply with Policy D26 of the Sedgemoor Local Plan and paragraph 218 of the National Planning Policy Framework, which requires the developer to record and advance understanding of the significance of heritage assets, and to ensure that the information gathered becomes publicly accessible.
