The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

All foul water from the development hereby approved shall discharge via connection into the Wessex Water mains foul sewer.  No other means of disposal of foul water shall be permitted.  Reason: To ensure that the proposal does not negatively impact upon the Somerset Levels and Moors Ramsar site (due to an increase in nutrient loads (phosphorous) from foul waste) in accordance with Sedgemoor Local Plan 2011-2032 Policy D20.

Prior to first occupation of each of the dwellings hereby approved, the area allocated for parking on the submitted and approved proposed site plan drg.no. 1704 - 07A shall be made available for the parking of vehicles in connection with the development Reason: In the interest of highway safety in accordance with policy D14 Sedgemoor Local Plan 2011-2032

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order revising revoking and re-enacting that Order with or without modifications), there shall be no enlargement or extension of the development hereby permitted, including any additions or alterations to the roof, without the prior written approval of the local planning authority. Reason: In the interest of visual amenity in accordance with Adopted Sedgemoor Local Plan Policy D2.

No later than the end of the first planting season following first occupation of the development hereby proposed, the newly proposed landscaping as shown on proposed site plan drg.no. 1421/8/A shall be planted and together with the existing landscaping to be retained, shall be protected and maintained. Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species unless the LPA has given its written consent to any variation. Reason: In the interests of visual amenity and to ensure that development sites are appropriately landscaped to provide enhancement of the environment ad biodiversity in accordance with policies D2, D19 and D20 Sedgemoor Local Plan 2011-2032

Prior to the first occupation of the dwelling house hereby approved, a lighting design shall be submitted to, and approved in writing by the Local Planning Authority. The design shall show how and where external lighting, including any amenity and security lighting, will be installed, including through the provision of technical specifications so that it can be clearly demonstrated that areas to be lit or affected by light spill will not disturb or prevent bats using their territory, and details of how glare from internal lighting is to be mitigated through materials such as anti-glare glazing. All external lighting and glazing shall be installed in accordance with the specifications and locations set out in the design, and these shall be maintained thereafter in accordance with the design. Under no circumstances should any other external lighting or glazing be installed without prior written consent from the Local Planning Authority. Reason: In the interests of the integrity of a European site, the 'Favourable Conservation Status' of populations of European protected species, and to prevent any unacceptable adverse impacts from light pollution; in accordance with policies D20 and D24 of the Sedgemoor Local Plan 2011-2032.

Prior to first occupation of the development hereby permitted, the following biodiversity mitigation and enhancement measures shall be installed as set out below and shall thereafter be maintained and retained. A single general purpose nest box will be fitted into the northern/ eastern elevation of each dwelling (e.g. Schwegler No.24 Brick Box or similar), and A single integrated house sparrow terrace will also be installed into a northern/eastern elevation of each dwelling (e.g. Schwegler 1SP house sparrow terrace or similar), and A bat box is installed at the apex of the proposed western gable end wall to each elevation to provide an enhancement for bat species (e.g. Schwegler 1FQ bat box or similar). Any fencing erected shall be hedgehog friendly Boxes will be installed at a height of at least 3m above ground level. Reason: To secure appropriate biodiversity enhancement and mitigation opportunities through development and in accordance with policy D20 Sedgemoor Local Plan 2011-2032.

Prior to first occupation of the dwellings hereby permitted the bathroom and en suite windows to the first floors shall be obscure glazed and thereafter retained and maintained in that fashion Reason: to provide privacy to future occupants in accordance with policy D25 Sedgemoor Local PLan 2011-2032.
