The proposed garage/home office by reason of its scale, layout, massing and visual dominance would result in an inappropriate and incongruous development within the setting of the Grade II listed Crossway Farm and would have a detrimental visual impact on the character of the site and the immediate locality. The proposal would erode the openness of the forecourt and reduce the legibility of the importance of the farmhouse, which make a positive contribution to the listed building's significance. The proposal would therefore have a detrimental impact to the significance of the Grade II listed heritage asset without an overriding justification as to the identified public benefits of the scheme. The proposal is therefore contrary to Policy D2 and D26 of the Sedgemoor District Local Plan and Chapter 16 of the National Planning Policy Framework.

By virtue of the scale and massing of the proposed garage/home office and the provision of an external access staircase to the north east elevation the proposed development would result in a detrimental impact upon the residential amenity of the adjacent dwelling through overshadowing, visual dominance and overlooking and, as such, would be contrary to Policy D25 of the Sedgemoor District Local Plan.
