The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The dwelling hereby permitted shall be built and first occupied in accordance with the definition of 'self-build and custom housebuilding' as defined in the Self-build and Custom Housebuilding Act 2015 (as amended). Reason: Development in this location as BNG exempt is only considered acceptable on the basis that it meets an identified local need for self or custom build development.

No individual dwelling hereby approved shall be occupied until the optional requirement for potential consumption of wholesome water by persons occupying that dwelling in Part G of Schedule 1 and Regulation 36 of the Building Regulations 2010 of 110 litres per person per day has been complied with. Reason: To improve the water efficiency and sustainability of the dwellings in accordance with Policy S5 of the Sedgemoor Local Plan 2011-2032 and Paragraphs 139, 164 and 187 of the National Planning Policy Framework (2024).

The development hereby permitted shall not be occupied until the vehicular access, turning and parking spaces, as shown on the approved Proposed Site Plan Drg No. BN01-DD-ZZ-ZZ-DR-A.0-101 Rev. 00 have been provided. Such provision, once installed, shall be thereafter maintained at all times. Reason: in the interests of highway safety in accordance with Policy D14 of the Sedgemoor Local Plan 2011-2032.

Prior to their first use on site, details of the proposed roof tiles, bricks or stone to be used in the construction of the proposed dwelling shall be submitted to and approved in writing by the Local Planning Authority. Thereafter, the work shall proceed only in accordance with such materials as have been agreed. Reason: In the interests of preserving the character and appearance of the area in accordance with Policy D2 of Sedgemoor District Local Plan.

The development shall be carried out in accordance with the submitted Hapin Robbins Ecological Impact Assessment 02/220/001/01_EcIA dated 23rd January 2026. Reason: In accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity.

Demolition or construction works shall not occur outside of the following hours: •Mon - Fri 08:00-18:00 •Sat 08:00 -13:00 •All other times, including Sundays, Bank and Public Holidays there shall be no such Demolition or construction works. Reason: To protect the amenity of local residents in accordance with Policies D24 and D25 of the Sedgemoor District Local Plan.
