The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The development shall be carried out in accordance with the submitted flood risk assessment (ref Site Flood Risk Assessment, 2510-04 LYMPSHAM SOUTH RD, RES/NB, Harcombe Environmental Service Ltd, dated 26/03/2026) and the following mitigation measures it details: Ground Floor Finished floor levels shall be set no lower than 6.24 metres above Ordnance Datum (AOD) First Floor Finished floor levels shall be set no lower than 8.84 metres above Ordnance Datum (AOD) These mitigation measures shall be fully implemented prior to occupation and subsequently retained and maintained thereafter throughout the lifetime of the development. Reason: To reduce the risk of flooding to the proposed development and future occupants.

Noise generating activities, including the demolition, clearance, removals, deliveries and redevelopment of the site, shall not occur outside of the following hours: Mon - Fri 08:00-18:00 Sat 08:00 -13:00 All other times, including Sundays, Bank and Public Holidays there shall be no such noise generating activities. Reason: To prevent excessive noise and protect the residential amenity of neighbouring occupiers in accordance with Policies D24 and D25 of the Sedgemoor Local Plan.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re- enacting that Order) (with or without modification), no windows/dormer windows other than those expressly authorised by this permission shall be constructed. Reason: In the interests of residential amenity and privacy.

The area allocated for parking on the submitted plan no.0265.06 Rev C shall be kept clear of obstruction at all times and shall not be used other than for the parking of vehicles in connection with the development hereby permitted. Reason: To ensure the development is served by appropriate levels of parking.

No dwelling hereby approved shall be occupied until the written confirmation from a Building Control Body or an Approved Building Inspector that the dwelling to be built shall achieve a calculated consumption rate of wholesome water of no more than 110 litres per person per day has been provided to the satisfaction of the Local Planning Authority and the Local Planning Authority's prior written approval given. (Note: 110 litres per person per day is the optional requirement of Part G of Schedule 1 and Regulation 36 of the Building Regulations 2010) The dwelling shall be developed in accordance with the submitted and agreed consumption calculation. Reason: To improve the sustainability of the dwellings in accordance with Paragraphs 134, 154 and 180 of the National Planning Policy Framework (July 2021).

The dwelling hereby permitted shall be planned, built and first occupied in accordance with the definition of 'self-build and custom housebuilding' as defined in the Self-build and Custom Housebuilding Act 2015 (as amended). Reason: In order to secure the dwelling as a self-build development in the interests of biodiversity net gain exemption.
