The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The permission hereby granted only permits the conversion of the building to a dwelling. The existing building shall not be demolished and/or replaced with a new structure. Reason: The proposal is only acceptable as it involves the conversion of an existing building. Conversely, the construction of a new building in its place would be contrary to paragraph 56 of the National Planning Policy Framework.

a. The holiday accommodation hereby approved shall be occupied as holiday accommodation only and shall not be occupied as a person's sole or main residence. b. The site operators and owners shall maintain an up to date register of the names of all guests, and evidence of their main home addresses, and shall make this information available at all reasonable times to the local planning authority. Reason: The proposal is located within the area designated as countryside in CO1 of the Local Plan 2011-2032 where new residential development is strictly controlled and in accordance with Local Plan 2011-2032 Policy D17.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order revising revoking and re-enacting that Order with or without modifications), there shall be no enlargement or extension of the development hereby permitted, including any additions or alterations to the roof, or insertion of new or enlargement of existing window or door openings, or erection of any new building or means of enclosure within the application site without the prior written approval of the local planning authority by submission of a planning application. Reason: In the interest of visual amenity in accordance with Sedgemoor Local Plan 2011-2032 Policy D2.

The areas allocated for vehicle parking, loading and unloading, and turning on the submitted plan, drawing number 21115/05, shall be kept clear of obstruction and shall only be used for the said purpose and not for any other purposes. Reason: In the interest of highways safety in accordance with Policy D14 of the Sedgemoor Local Plan (2011-2032).

Before the development is occupied or utilised the cycle parking facilities shown on the submitted plans must have been constructed. Thereafter, these must be maintained, kept free from obstruction and available for the purposes specified. Reason: In the interest of highways safety in accordance with Policy D14 of the Sedgemoor Local Plan (2011-2032).

The development shall be carried out in accordance with the submitted Flood Risk Assessment (FRA) (ref Flood Risk Assessment, by Shattock Associates Chartered Surveyors, dated June 2026, Revision 2) and the following mitigation measures it details: Finished floor levels of Barn A shall be set no lower than 6.7 metres above Ordnance Datum (mAOD) for the ground floor, and 7.8mAOD for the First floor/ mezzanine level. Finished floor levels of Barn B shall be set no lower than 6.7mAOD for the ground floor and 9.1mAOD for the first floor. These mitigation measures shall be fully implemented prior to occupation and subsequently in accordance with the scheme's timing/ phasing arrangements. The measures detailed above shall be retained and maintained thereafter throughout the lifetime of development. Reason: To reduce the risk of flooding to the proposed development and future occupants.
