The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The area allocated for parking on the submitted plan no.25/123/501 shall be kept clear of obstruction at all times and shall not be used other than for the parking of vehicles in connection with the development hereby permitted. Reason: To ensure the development is served by adequate levels of on site parking.

The development hereby permitted shall not be commenced until the Tree Root Protection Areas (RPA) have been installed in accordance with the "Tree Protection Planning" set out within section 8.0 and appendix of the Arboricultural Impact Assessment dated 1 December 2025. The RPAs shall be maintained in accordance with the plan for the duration of the works. Reason: In the interests of protecting the existing trees on site during the construction of the dwelling and garage.

Prior to the occupation of the dwelling hereby permitted the following ecological enhancement measures will be installed in accordance with the recommendations set out under Section 4 of the Ecological Appraisal by Crossman Associates dated 13 January 2026: 2 number Habibat bat boxes (type 001) placed beneath the eaves or on gable ends and away from windows and doors on a south or west elevation of the dwelling. 4 number bat ridge tiles spaced evenly along on the roof of the garage. 2 number house sparrow terraces fitted below the eaves of the dwelling on the north or east elevations and away from windows and doors. Once installed the above measures shall be maintained as part of the development thereafter. Reason: In the interests of providing ecological enhancement to the site in accordance with Policy D20 of the Sedgemoor Local Plan.

No individual dwelling hereby approved shall be occupied until the optional requirement for potential consumption of wholesome water by persons occupying that dwelling in Part G of Schedule 1 and Regulation 36 of the Building Regulations 2010 of 110 litres per person per day has been complied with. Reason: To improve the water efficiency and sustainability of the dwelling in accordance with Policy S5 of the Sedgemoor Local Plan 2011-2032 and the National Planning Policy Framework.
