The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The areas allocated for vehicle parking, loading and unloading, and turning on the submitted plan shall be kept clear of obstruction and shall only be used for the said purpose and not for any other purposes. Reason: In the interests of highway safety.

The development shall be carried out in accordance with the submitted flood risk assessment (ref Flood Risk and Drainage Strategy, Issue 3, Dated: 11-03-2026) and the mitigation measures it details. Registration with and ongoing use of the Environment Agency Flood Warning Service. Ongoing maintenance of all drainage and flood mitigation features in accordance with the approved maintenance regime. These mitigation measures shall be fully implemented prior to use of the site and subsequently in accordance with the scheme's timing/phasing arrangements. The measures detailed above shall be retained and maintained thereafter throughout the lifetime of the development. Reason: To reduce the risk of flooding to the proposed development and future occupants.
