The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The development shall be carried out in accordance with the submitted flood risk assessment (ref Flood Risk Assessment by Southwest Environmental Limited, dated May 2026, doc. Ref S26-297/FRA Revision 1) and the following mitigation measures it details: Finished floor levels shall be set no lower than 6.8 metres above Ordnance Datum (AOD). These mitigation measures shall be fully implemented prior to operation and subsequently in accordance with the scheme's timing/phasing arrangements. The measures detailed above shall be retained and maintained thereafter throughout the lifetime of the development. Reason: To reduce the risk of flooding to the proposed development in accordance with D1 of the Sedgemoor Local Plan 2011-2032.

The hereby works shall be carried out in accordance with the submitted and approved 'Construction Method Statement' dated 15/06/2026. Reason: To ensure that the construction process is carried out in a manner that protects the amenities of neighbouring occupiers, maintains highway safety, and minimises environmental impacts, in accordance with D14, D24 and D25 of the Sedgemoor Local Plan 2011-2032.

The premises hereby approved shall be used only for purposes falling within Class B2 (General Industrial) or Class B8 (Storage or Distribution) of the Town and Country Planning (Use Classes) Order 1987 (as amended), or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order, and for no other purpose, including any other use within Class B of that Order, without the prior written consent of the Local Planning Authority. Reason: To ensure the use of the site is compatible with its surroundings, to safeguard the amenities of nearby occupiers, and in the interests of highway safety, in accordance with D14 and D25 of the Sedgemoor Local Plan 2011-2032.
