The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The development hereby permitted shall only take place in accordance with the approved Construction Management Plan (CMP) under Condition 19 of outline planning permission 09/21/00017, unless revised details have first been submitted to and approved, in writing, by the Local Planning Authority. Reason: In order to preserve highway safety and the living conditions of nearby residents and in accordance with policies D13, D24 and D25 of the Sedgemoor Local Plan 2011-2032.

The development hereby permitted shall only take place in accordance with the approved Construction Environmental Management Plan (CEMP) under Condition 20 of outline planning permission 09/21/00017 and shall be adhered to and implemented throughout the construction period strictly in accordance with the approved details. Reason: In the interests of European and UK protected species under the Conservation of Habitats and Species Regulations 2017 (as amended) and the Wildlife and Countryside Act 1981 (as amended). UK priority species and habitats listed on s41 of the Natural Environment and Rural Communities Act 2006 and in accordance with policy D20 of the Sedgemoor Local Plan 2011-2032.

Within 3 months of the commencement of site preparatory work (including vegetation removal and surcharging works), a detailed planting specification for new planting showing all plant species, location, sizes and programme for delivery shall be submitted to and approved by the Local Planning Authority. Detailed landscaping shall be generally in accordance Appendix 2 and Appendix 6 of the Arboricultural Method Statement, dated 26 June 2026. All soft landscaping comprised within the approved plans shall be carried out in the first planting and seeding season following first occupation of the site, or in accordance with the approved programme for delivery. Reason: To ensure that a satisfactory landscaping scheme is implemented, and in accordance with policies D2 and D19 of the Sedgemoor Local Plan 2011-2032
