The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

No construction of the external walls or roofs of the development shall commence until a schedule of materials and finishes and samples of the materials to be used in the construction of the external surfaces, including the roof, have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out only in accordance with the approved details. Reason: To preserve the conservation area and its features of special architectural or historic interest in line with Sedgemoor Local Plan 2011-2032 Policy D26.

No works shall commence to install new windows and doors unless in accordance with details that have first been submitted to and approved in writing by the Local Planning Authority. Such details shall include a schedule of materials, finishes and drawings showing the appearance of these windows and doors. The works shall be carried out strictly in accordance with the approved details and shall thereafter be retained in that form. Reason: To preserve the conservation area and its features of special architectural or historic interest in line with Sedgemoor Local Plan 2011-2032 Policy D26
