The application site is in a prominent location within the Primary Retail Frontage of Bridgwater, where proposals for ground floor non-retail uses will only be allowed if the proposed use would not undermine the retail function of the town centre and would maintain and enhance its viability and vitality. By reason of its location and prominence, its significant size, and the nature and character of the proposed use of the premises as an Adult Gaming Cente, the development would fail to maintain and enhance the retail function, vitality and viability of the town centre contrary to Policy D18 of the Sedgemoor Local Plan 2011-2032.

The proposed use of the premises as an Adult Gaming Centre would, by reason of the proposed hours of operation, comings and goings of customers and the likelihood of associated noise, activity and disturbance, result in an unacceptable impact on the amenity of occupiers of nearby residential properties contrary to Policy D25 of the Sedgemoor Local Plan 2011-2032.
