The proposed development would result in an unacceptable intensification of the existing use of the site by reason of its nature, scale, and location. The proposal would fail to be responsive to and reinforce local context, character, scale and distinctiveness of place and would generate increased parking demand where there is limited off street capacity. This would lead to additional pressure on the surrounding highway network resulting in an adverse impact on local amenity and failing to provide appropriate parking capacity. As such, the development would cause demonstrable harm being of inappropriate scale in this residential location and raising concern in respect of highway safety, contrary to Policies D2 and D14 of the Sedgemoor Local Plan.
