By virtue of the number of bedrooms together with the layout which places a bedroom adjacent to the communal cooking and dining spaces it is not considered that the development proposed would give rise to an acceptable level of amenity for future occupants. Furthermore, the intensification of use would give rise to noise, activity and disturbance which would result in an unacceptable impact on the amenity of adjacent residential properties. The development as proposed is considered contrary to policy D25 Sedgemoor Local Plan 2011-2032 and the National Planning Policy Framework (2024).
