The development hereby permitted shall be begun not later than expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Prior to the commencement of each phase (as detailed in the Phasing Plan to be submitted and approved), a detailed Method Statement shall be submitted to and agreed in writing by the Local Planning Authority. This shall include a full Schedule of Works which comprehensively addresses the repair and retention of any historic fabric, including the iron gears, mooring and bascule bridge. The development shall be carried out in accordance with the approved details. Reason: A pre-commencement condition is required to preserve the listed building, its setting and its features of special architectural interest in accordance with policy D26 of the Sedgemoor Local Plan 2011-2032.

Prior to the installation of the interpretation boards, details of their appearance, material finish, scale and location (with relevant details submitted at a scale of 1:5 or 1:10) will be submitted to and approved in writing by the Local Planning Authority. The interpretation boards shall be installed in accordance with the approved details. Reason: To preserve the heritage asset, its setting and its features of special architectural interest as in accordance with policy D26 of the Sedgemoor Local Plan 2011-2032.

Prior to the commencement of each phase (as detailed in the Phasing Plan to be submitted and approved), detailed specifications and/or samples of all new materials shall be submitted to and approved in writing by the Local Planning Authority. This should include details of any decorative brick banding and integrated art. Once approved, the development shall be carried out in accordance with the agreed details. Reason: A pre-commencement condition is required in the interest of the visual amenity of the site and to preserve the heritage asset, its setting and its features of special interest as in accordance with policies D2 and D26 of the Sedgemoor Local Plan 2011-2032.

Prior to the installation of any new fixtures (including, but not limited to, railings, seating and bollards) details of all such fixtures shall be submitted to and approved in writing by the Local Planning Authority. Once approved, the development shall be carried out in accordance with the agreed details. Reason: In the interest of visual amenity of the site and to preserve the heritage asset, its setting and its features of special interest as in accordance with policies D2 and D26 of the Sedgemoor Local Plan 2011-2032.

Prior to the works to install the glazed case for the bascule bridge lifting mechanism, details of the display case, including the intended interpretation, scale, material finish and appearance, including details at a scale of 1:5 or 1:10, shall be submitted to and approved in writing by the Local Planning Authority. Once approved, the development shall be carried out in accordance with the agreed details. Reason: To preserve the heritage asset, its setting and its features of special architectural interest as in accordance with policy D26 of the Sedgemoor Local Plan 2011-2032.

Prior to the commencement of works, a Phasing Plan shall be submitted to and approved by the Local Planning Authority. Once approved, the development shall be carried out in accordance with the agreed details. Reason: A pre-commencement condition to secure a satisfactorily correlated order of development.
