Finished floor levels of the building hereby approved shall be set no higher than existing ground levels. Any material excavated in the process of the construction of the building shall be removed and deposited outside of land within flood zones 2 and 3, as designated in the Environment Agency's Flood Map for Planning. Reason: To ensure flood storage capacity is not lost given the Flood Zone 3b location and to ensure compliance with Sedgemoor Local Plan 2011-2032 policy D1 and Environment Agency Local Standing Advice for Sedgemoor.
