The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Prior to first occupation of the dwelling hereby approved details showing the method of enclosure for the curtilage of the dwelling shall be submitted to and approved in writing by the local planning authority. The approved scheme shall be implemented prior to the first occupation of the dwelling. Reason: In the interests of visual and residential amenity and in accordance with policy D2 and D25 of Sedgemoor Local Plan.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order revising revoking and re-enacting that Order with or without modifications), there shall be no enlargement or extension of the development hereby permitted, or erection of any new curtilage structure within the application site without the granting of planning permisison from the local planning authority. Reason: In the interest of the amenity of adjoining occupants in accordance with Sedgemoor Local Plan Policy D25

Prior to the first occupation, the area allocated for parking on the submitted and approved drawing number 843/07 shall be consolidated and made available for use. Thereafter this area must be kept clear of obstruction at all times and shall not be used other than for the parking of vehicles in connection with the development hereby permitted Reason: To ensure that there is adequate space within the site for the parking of vehicles clear of the highway and in accordance with policy D14 Sedgemoor Local Plan 2011-2032.
