The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Within three months of the date of this decision a scheme for the management of foul water arising from the development and a timetable for its implementation shall be submitted to and approved in writing by the local planning authority. The approved scheme shall be fully implemented in accordance with the approved timescale and shall thereafter be maintained in accordance with the approved details. Reason: To minimise any risk of harm to human health and the environment in accordance with Sedgemoor Local Plan 2011-2032 policy D24.

There shall be no obstruction to visibility greater than 600 millimetres above adjoining road level in advance of lines drawn 2.4 metres back from the carriageway edge on the centre line of the access and extending to points on the nearside carriageway edge 65 metres either side of the access. Such visibility shall be fully provided within three months of the date of this decision and shall thereafter be maintained at all times. Reason: In the interest of highway safety in accordance with Sedgemoor Local Plan 2011-2032 Policies D13 and D14.

The site shall not be occupied by any persons other than gypsies and travellers, as defined in Annex 1 to Planning policy for traveller sites (August 2015) or any such definition arising from amendments to that document. Reason: In accordance with national policy on the provision of sites for gypsies and travellers and in accordance with Sedgemoor Local Plan 2011-2032 policy D8.

The development hereby approved shall contain a maximum of 17 pitches. Each pitch shall comprise a maximum of two caravans. Reason: For the avoidance of doubt as to the extent of the permission, and in the interests of visual amenity in accordance with Sedgemoor Local Plan 2011-2032 policies CO1, D2 and D8.
