The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

No development hereby approved shall take place until details of foul water disposal have been submitted to and approved in writing by the local planning authority in conjunction with the Axe Brue Internal Drainage Board. Reason: Insufficient information has been provided with the application to determine whether foul drainage matters will be properly addressed. It is therefore not possible to determine if the site will have an adverse impact on the local environment. This is a pre-commencement condition to ensure that any harm arising from the scheme is known and mitigation put in place prior to any development taking place at the site.

Within 6 weeks of the development hereby permitted being brought into its permitted use the existing caravan and portaloo (as marked on the Proposed Site Layout Plan drawing no. 0101_JR_16-PL.02 rev B) shall be removed. Reason: In the interests of visual amenity.

The static caravan hereby permitted shall only be used for purposes ancillary to the existing equestrian business and not for a residential or any other use without the prior consent of the local planning authority. Reason: The site is located within the countryside where residential development is strictly controlled.
