The approved landscaping shall be fully implemented and completed no later than the end of the first planting season following the infilling of the lake. The trees and shrubs shall be protected, maintained and retained thereafter as an integral part of the development hereby approved. Reason: In the interests of visual amenity.
4
A sound level of 60dBA (LAeq 10 minutes during operation) shall not be exceeded when measured at any point along the boundary of the application site. Reason: To prevent nuisance by noise and disturbance to persons in the locality.
5

No hedgerow or tree work, if required, shall be carried out in the bird nesting season, which is approximately between March and August. If not possible a survey for nesting birds shall be carried out immediately prior to commencement of the works by a suitably qualified ecologist. Any nesting birds discovered will be buffered by an exclusion zone determined by the ecologist which will remain in force until the chicks have fledged. Reason: The ecological report states that there is evidence of nesting birds on site both on buildings and within trees. Nesting birds are afforded protection under the Wildlife and Countryside Act 1981 (as amended). Although this is a legal obligation the law does not specify a time period – some species can breed outside the time frame given
9
Any vegetation in the construction area should initially be reduced to a height of 10 centimetres above ground level by hand, brashings and cuttings removed and the remainder left for a minimum period of 48 hours of fine warm weather before clearing to minimise the risk of harming/killing any reptiles that may be present and to encourage their movement onto adjoining land. This work may only be undertaken during the period between April and October. Reason: Reptile species are afforded protection from intentional and reckless killing or injury under the Wildlife and Countryside Act 1981 (as amended). Outside the period from April to October these species are likely to in torpor or hibernation when disturbance is likely to pose a risk to survival.
10
The works specified on approved drawing no. 021/2008/drg07 and 021/2008/drg08 shall be undertaken and completed in full as an integral part of the development hereby approved. Reason: To ensure drainage concerns are addressed.
11
Within 3 months of the date of this permission surface water and land drainage details shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that any additional surface water runoff generated by the development is controlled in a manner that does not increase flood risk elsewhere.
12
The area allocated for parking and turning on the submitted plan, shall be kept clear of obstruction and shall not be used other than for parking and turning of vehicles in connection with the development hereby permitted. Reason: In the interests of highway safety.
13

Reason: In the interests of the amenity of residents within the local area.
