The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order revising revoking and re-enacting that Order with or without modifications), there shall be no insertion of new or enlargement of existing window or door openings to the side elevations of the extension hereby approved without the prior written approval of the local planning authority. Reason: In the interest of the amenity of adjoining occupants in accordance with Adopted Sedgemoor Local Plan Policy D25.
