The development hereby permitted shall be begun not later than expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

No work shall be carried out to fit any doors, windows, or roof lights unless details of the design, material, and external finish of these elements have been submitted to and approved in writing by the Local Planning Authority. This will include detailed drawings including sections of at least 1:10. Such approved details, once carried out shall not be altered without the prior written consent of the Local Planning Authority. Reason: To preserve the heritage asset, its setting, and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.

No new or replacement services shall be installed unless in accordance with details that have been first submitted to and approved in writing by the Local Planning Authority. Such details shall include a method statement, floorplans, internal elevations, and sections as necessary to indicate the routing of all new and replacement services. These details shall include the underfloor heating in the kitchen. The works shall thereafter be carried out in accordance with the approved details. Reason: To preserve the heritage asset, its setting, and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.

No works shall be undertaken to the interior walls, floors, or ceilings until details of the proposed works have been first submitted to and approved in writing by the Local Planning Authority. The details shall include a schedule of proposed build ups, treatments, and finishes for walls, floors, and ceilings, a method statement to describe the preparation of surfaces and application of the proposed treatments and finishes, and details of any attachments. The works shall thereafter be carried out in accordance with the approved details. Reason: To preserve the heritage asset, its setting, and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.

Samples of the proposed roofing materials including slates, tiles, or ridge tiles shall be submitted to and approved in writing by the Local Planning Authority, and no other material shall be used without consent. The works shall thereafter be carried out in accordance with the approved details. Reason: To preserve the heritage asset, its setting, and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26.
