The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The development shall be carried out in accordance with the submitted Flood Risk Assessment (FRA) (ref Flood Risk Assessment by Greenslade Taylor Hunt, dated 20 August 2026, doc. ref. 4032 – 005b) and the following mitigation measures it details: No temporary or permanent raising of ground levels. Concrete panels will be constructed a minimum of 200mm above ground level to allow flood water to flow freely. These mitigation measures shall be fully implemented prior to operation and shall be retained and maintained thereafter throughout the lifetime of the development. Reasons: To avoid increasing flood risk on-site or elsewhere through the displacement of floodwater, alteration of natural floodplain storage and flow routes, or the creation of barriers to flood flows.
