Contaminated Land (Watching Brief) Due to the nature of farms, former uses on the site etc there shall be a watching brief for potential contamination and assess for visual and olfactory evidence of contamination during any groundworks, including asbestos containing materials (ACM) If any unforeseen contamination is found during excavations, the Local Planning Authority shall be notified immediately. Where remediation is deemed necessary by the Local Planning Authority, a remediation scheme shall be submitted to and approved in writing by the Local Planning Authority and then implemented in accordance with the submitted details. NPPF s.184: Where a site is affected by contamination or land stability issues, responsibility for securing a safe development rests with the developer and/or landowner. Reason: To ensure that the land is suitable for the intended uses and to ensure that the development can be carried out safely without unacceptable risks to human health, controlled waters and other receptors both onsite and offsite, in accordance with Policies D24 and D25 of the Sedgemoor Local Plan and section 11 and 15 of the National Planning Policy Framework.
2
The development shall be carried out in accordance with the submitted flood risk assessment (Flood Risk Assessment by FLOODPLAN Ltd, Project Title 00619 Dated 24 March 2026) and the following mitigation measures it details: Proposed Ground Finished Floor Level shall be set no lower than 6.18 m AOD. This provides a 600mm freeboard above existing ground levels. Proposed First Floor (Safe Refuge) shall be set no lower than 9.46 m AOD. These mitigation measures shall be fully implemented prior to occupation and subsequently in accordance with the scheme's timing/ phasing arrangements. The measures detailed above shall be retained and maintained thereafter throughout the lifetime of development.
3
Prior to commencement of development, a written schedule and accompanying plan setting out the flood-resistance and flood-resilience measures to be incorporated into the design of the development shall be submitted to, and approved in writing by, the Local Planning Authority (LPA). The submitted details shall: Identify the specific resistance measures proposed to reduce water ingress (e.g., flood barriers, water-resistant external materials, sealed service penetrations, non-return valves). Identify the specific resilience/recoverability measures proposed to minimise internal damage should water enter (e.g., raised electrical points, water-resistant finishes, resilient flooring, location of key services). The measures shall be informed by, but not limited to, the predicted flood depths and pathways identified in the approved Flood Risk Assessment. The development shall thereafter be carried out in accordance with the approved details, and the measures shall be retained for the lifetime of the development.

Prior to the installation of any external lighting, a lighting design for bats, following Guidance Note 08/23 - bats and artificial lighting at night (ILP and BCT 2023), shall be submitted to and approved in writing by the Local Planning Authority. The design shall show how and where external lighting will be installed so that it can be clearly demonstrated that areas to be lit will not disturb or prevent bats from using their territory or having access to their breeding sites and resting place, the proposed external lighting shall only directly illuminate the application site and shall be full adjustable. All external lighting shall be installed in accordance with the specifications and locations set out in the design, and these shall be maintained thereafter in accordance with the design. Under no circumstances should any other external lighting be installed without prior consent from the Local Planning Authority. Reason: In the interests of the 'Favourable Conservation Status' of populations of European protected species and in accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity and to prevent excessive lighting and protect the residential amenity of occupiers in accordance with Policies D24 and D25 of the Sedgemoor Local Plan 2011-2032.

Where Section 5.1 requires ecological checks or precautionary clearance measures, these shall be undertaken with advice from a suitably qualified ecologist. Photographic records of the site immediately prior to and following completion of vegetation clearance shall be submitted to the Local Planning Authority within one week of clearance works being completed. Reason: In the interests of the strict protection of UK protected and priority species and in accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity.
