Conditions and Reasons

Number
Condition
Complied Date
1
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
2
The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.
3
Details of the roofing materials and of the materials to be used in the construction of the external walls shall be approved in writing by the local planning authority before any work is commenced. The development shall be carried out in accordance with those agreed materials. Reason: A pre-commencement condition is necessary in the interests of visual amenity.
4
Before commencing any work on site demolition/construction operatives should be inducted by a licensed bat ecologist to make them aware of the possible presence of bats, their legal protection and of working practices to avoid harming bats. Work that may support roosting bats will be carried out under the supervision of a licensed bat ecologist. In the event that a bat is found during dismantling of the buildings, work will stop until the appropriate European protected species licence is obtained. A letter confirming the induction will be submitted to the Local Planning Authority by the ecologist. Reason: A pre-commencement condition is necessary to protect the interests of European protected species.
5
External greeting and security lights must face towards the ground and must be below roof height, located away from the adjacent hedgerow. External lighting should be movement sensitive, must be hooded to reduce light-spill and the timer set to the least amount of lit time. The southern boundary of the site should not be lit in order to retain it as a dark corridor for bats. Reason: In the interests of the 'favourable conservation status' of populations of European protected species.
6
A Schwegler Bat Roost type 1FE will be installed at the apex of the rear elevation of the new building prior to its first use and maintained thereafter. Reason: In accordance with Government policy for the enhancement of biodiversity.
