Condition 11 of planning permission 51/25/00024 shall read:
The development hereby approved shall be carried out in accordance with the approved landscaping drawings:

and prior to the commencement of ground works for each subsequent phase of development a landscape planting scheme shall be prepared in accordance with the submitted landscape strategy plan and submitted to the Local Planning Authority for approval. The approved planting scheme shall be implemented in the first planting season following the completion of each phase of the development or otherwise agreed.
Notwithstanding the submitted details and for the avoidance of doubt the landscape scheme shall comprise a landscape masterplan which identifies the trees to be retained, removed and proposed. The proposed planting scheme shall include a detailed scaled drawing which identifies the proposed green infrastructure and includes a plant schedule and planting specification. The planting schedule shall detail the proposed species, quantities, stock sizes, planting densities and spacings.
Reason: To ensure that development sites are appropriately landscaped to Application No.: 51/25/00024 Page: 6 of 19 provide enhancement of the environment, mitigation for vegetation that is to be removed, to ensure biodiversity is maintained and that planting schemes are established and managed into the future. This is in accordance with Policies D19 and D20 of the Local Plan.
Condition 14 of planning permission 51/25/00024 shall read:
Prior to the completion of the phases of development approved in detail the followign will be installed in the structre of the dwellings as shown on Ecological Enhancements Plan Drg No CSA/108/128 rev B:
a) Crevice dwelling bats - 8 boxes
b) House Sparrow Terraces - 28 boxes
c) House martin Nest Cups - 32 pairs of nest cups
d) Swift boxes - 36 single cavity boxes
e) Bee bricks - 60 bricks (to be built into the wall about 1 metre above ground level on a south elevation).
Photographs of the boxes, roosts and bricks shall be submitted to the local planning authority prior to the completion of the of dwellings
Reason: In the interest of biodiversity enhancement as per the National Planning Policy Framework and in accordance with Policy D20 of the Sedgemoor Local Plan.
Condition 35 of planning permission 51/25/00024 shall read:
The development hereby permitted shall not be first occupied until the developer has sought confirmation from Somerset Highways whether a Traffic Regulation Order (TRO) to prevent parking on the A39 along the site boundary is required. If required a TRO application shall then be made and advertised and, if successful implemented at the developer's expense to the satisfaction of the Local Planning Authority prior to first use of the school.
Reason: In the interests of Highway safety and to comply with Policies D13 and D14 of the Local Plan.
