The proposed extension, by reason of the material finish and restricted plot, would result in a cramped development that would be finished in materials that are out of keeping, to the detriment of the visual amenity of the character of the site and views of the site from the public right of way. The proposed extension would also result in the loss of sandstone boundary walls with no proposed re-use of the material within the site. As such, the proposal is contrary to policy D2 of the Sedgemoor Local Plan 2011-2032 and policy WB1 of the Wembdon Neighbourhood Pla.

The proposed development results in the loss of off-road parking and therefore would encourage the parking of vehicles on the public highway resulting in an increase of hazards to highway users and is therefore contrary to policy D14 of the Sedgemoor Local Plan, policy WB3 of the Wembdon Neighbourhood Plan and section 9 of the NPPF.

The proposed rear extension, by reason if its height, projection from the rear extension and proximity to the boundary shared with no. 47, would result in an overbearing development to the detriment of amenities of neighbouring residents. As such, the proposal is contrary to policy D25 of the Sedgemoor Local Plan 2011-2032.

The proposed rear extension, by reason of the loss of the rear private external amenity space, and the open nature of the front external amenity space would be detrimental to the amenity of occupiers of the dwelling. As such, the proposal is contrary to policy D25 of the Sedgemoor Local Plan 2011-2032.
