The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The render to be used shall be of a similar colour of the adjacent cliff face. Reason: In the interest of visual amentiy as in accordance with Policy D2 of the Sedgemoor Local Plan 2011-2032 and Policy WB1 of the Wembdon Neighbourhood Plan.

All of the red sandstone material that is to be removed from the existing walls of the garage will be re-used on the site and none of the sandstone material will be removed from the development site. Reason: In the interest of visual amenity and in accordance with Policy WB1 of the Wembdon Neighbourhood Plan

The rooftiles shall be Farmhouse Red tiles. Reason: In the interest of visual amenity as in accordance with Policy D2 of the Sedgemoor Local Plan and Policy WB1 of the Wembdon Neighbourhood Plan.

If the development commences after the 11th August 2022, an endoscope inspection by a qualified ecologist of the wall to the rear of the site is required, as in accordance with the details set out by the Quantock Ecology Preliminary Roost Assessment (dated 11st August 2021). Evidence of the survey must then be submitted to the Local Planning Authority prior to the commencement of works and carried out in accordance with any relevant mitigation requested. Reason: In the interest of biodiversity & geodiversity as in accordance with Policy D20 of the Local Plan.

A bat box will be erected within the site prior to the first use of the development hereby approved and will be maintained thereafter in perpetuity. Reason: To ensure the strict protection of European protected species and in accordance with Policy D20 of the Sedgemoor Local Plan.
