The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The conversion to barn to annexe accommodation hereby permitted shall remain as permanent ancillary accommodation to the principal dwelling (Holywell) and shall be occupied only by persons of the same household. There shall be no subdivision of this single residential planning unit. Reason: The development permitted is acceptable on the basis it is used in conjunction with the existing property.

Before the development hereby approved commences, a root protection zone shall be established around the trees and no materials, plant, equipment or builders huts shall be placed within this protected area. Reason: In the interests of the protection of the trees on the site.
