The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

There shall be no obstruction to visibility greater than 600mm above adjoining road level in advance of lines drawn 2 metres back from the carriageway edge on the centre line of the new access hereby approved and extending to points on the nearside carriageway edge 22m to west and 25m to east. Such visibility shall be fully provided prior to first use of the access hereby approved and maintained in that fashion thereafter. Reason: In the interest of highway safety in accordance with Sedgemoor Local Plan 2011-2032 Policies D13 and D14.

The existing access (as shown on submitted and approved Proposed Site Plan Drg No. 3527-PL-02 shall be closed to all traffic and its use permanently abandoned within six weeks of the first use of the new access hereby approved. No later than the end of the first planting season following first use of the new access, the existing access shall be planted with native hedgerow. All planting shall be protected and maintained, and any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species. Reason: In the interest of highway safety, visual impact and ensuring no net loss in biodiversity in accordance with Sedgemoor Local Plan 2011-2032 Policies D2, D13, D14 and D25.

Prior to first use of the new access hereby approved, the proposed access over the first 4.5m of its length, as measured from the adjoining carriageway, shall be properly consolidated and surfaced (not loose stone or gravel). Once constructed the access shall be maintained in that fashion thereafter. Reason: In the interest of highway safety in accordance with Sedgemoor Local Plan 2011-2032 Policies D13 and D14.

No external lighting shall be installed on the building hereby approved other than in accordance with a lighting design for bats, which shall have been submitted to and approved in writing by the local planning authority. The design shall show how and where external lighting will be installed (including through the provision of technical specifications) so that it can be demonstrated that areas to be lit will not disturb or prevent bats from using their territory. Reason: In the interests of the 'Favourable Conservation Status' of populations of European protected species and in accordance with policy D20 of the Sedgemoor Local Plan 2011-2032.

The Biodiversity Gain Plan to be submitted to the Local Planning Authority in accordance with Paragraphs 13 and 14 of Part 2 of Schedule 7A of the Town and Country Planning Act 1990 shall be broadly in accordance with the approved Biodiversity Gain Statement (Redstone Ecology, 29/04/2026). Reason: To ensure that the strategy for meeting the Biodiversity Net Gain requirements for the development does not change significantly following the grant of planning permission and to minimise the risk of significant post-permission viability issues arising due to Biodiversity Net Gain issues.

The development hereby approved shall be implemented in full accordance with all of the recommendations for avoidance, mitigation, and enhancement found in the Ecological Assessment Report, April 2026, Redstone Ecology Ltd]. Reason: In the interests of the strict protection of UK protected and priority species and in accordance with Sedgemoor Local Plan policy D20.
