The development hereby permitted shall be begun not later than expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

During the works, if additional works are revealed that go beyond what has been given consent. Works shall be halted in the relevant area of the building and the Local Planning Authority should be notified immediately. Failure to do so may result in unauthorised works being carried out and an offence being committed. Reason: To preserve the listed building, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26

Any damage caused by or during the course of the carrying out of the works hereby permitted shall be made good after the works are complete in accordance with a specification to be submitted to approved in writing with the Local Planning Authority Reason: To preserve the listed building, its setting and its features of special architectural interest, in line with Sedgemoor Local Plan 2011-2032 Policy D26
