The development hereby permitted shall be begun before the expiration of 3 years from the 1st August 2023. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990.

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Prior to first use of the extension hereby approved, the following biodiversity enhancement(s) will be installed on at the site: Installation of 1 x standard woodcrete bat box on to a building or mature tree on site, facing south or west, at a height above 3m. Installation of 1 x standard bird box on to a building or mature tree on site, facing south or west, at a height above 3m. Where the landscaping allows, native, nectar rich planting (such as wildflowers, shrubs or trees) should be created within the site boundary. Trees and shrubs must be sourced from a reputable UK nursery. If not UK grown, plants must have spent at least one full growing season on a UK nursery and have been subjected to a full pest and disease programme Installation of at least one insect hotel (National Trust Apex insect House or similar), to be installed appropriately and positioned at the correct orientation e.g., within one of the hedgerows. Once installed, the biodiversity enhancement(s) shall thereafter be retained. Reason: In accordance with Government policy for the enhancement of biodiversity within development as set out in the National Planning Policy Framework and Sedgemoor Local Plan 2011-2032 policy D20.

All ecological measures shall be undertaken in accordance with the details contained in section 4.4.4 of the Bat and Bird Survey Report (Nash Ecology, June 2023) as already submitted with the planning application and agreed in principle with the Local Planning Authority prior to determination. Reason: To ensure the strict protection of European protected species and species of conservation importance and in accordance with policy D20 of the Sedgemoor Local Plan 2011-2032.
