The proposed extensions to north and south elevations by their scale and massing and appearance would result in an incongruous design that is out of keeping with the existing street scene and would negatively impact on the surrounding heritage assets of Blackford Cottage and Blackford Manor Moat and their settings. The less than substantial harm that would be caused is not outweighed by any public benefits, As such the proposed development fails to comply with policies D2 and D26 of the Sedgemoor Local Plan 2011-2032, WED5 of the Wedmore Neighbourhood Plan, paras 139, 205 and 208 of National Planning Policy Framework.

Insufficient information has been provided to ensure the protection of bats through the proposed development. As such the proposal fails to comply with D20 and D23 of the Local Plan 2011-2032, WED4 of the Wedmore Neighbourhood Plan and para 180 of National Planning Policy.
