The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

No individual dwelling hereby approved shall be occupied until the optional requirement for potential consumption of wholesome water by persons occupying that dwelling in Part G of Schedule 1 and Regulation 36 of the Building Regulations 2010 of 110 litres per person per day has been complied with. Reason: To improve the water efficiency and sustainability of the dwellings in accordance with Policy S5 of the Sedgemoor Local Plan 2011-2032 and Paragraphs 139, 164 and 187 of the National Planning Policy Framework (December 2024).

Prior to the first occupation of the development hereby approved, all foul water from the development hereby approved shall discharge via connection into the Wessex Water mains foul sewer and maitnained thereafter in perpetuity. No other means of disposal of foul water shall be permitted. Reason: To ensure that the proposal does not negatively impact upon the Somerset Levels and Moors Ramsar site (due to an increase in nutrient loads (phosphorous) from foul waste) in accordance with Sedgemoor Local Plan 2011-2032 Policy D20.

The dwelling hereby permitted shall be first occupied by the applicants [Mr & Mrs Macarthur] as their sole or main residence. Reason: To ensure the development is implemented as a self-build proposal in accordance with Policy D9 of the Sedgemoor Local Plan 2011-2032.

The EV charging point as shown on the submitted and hereby approved "Site Layout Plan Drg No. 776.P.05.B" shall be fully operational prior to the first occupation of the dwelling hereby approved, and retained and maintained thereafter in perpetuity. Reason: In line with policy WED8 of the Wedmore Neighbourhood Plan.

All external lighting shall be installed strictly in accordance with the specifications and locations set out in the submitted and hereby approved "Ecological Lighting Assessment (Strenger, December 2024) and "Assessed Scheme of Lighting Drg No. SK-03" and shall be maintained thereafter in accordance with the design. Under no circumstances should any other external lighting be installed without prior consent in writing from the Local Planning Authority.  Reason: In the interest of protected species as in accordance with policy D20 of the Sedgemoor Local Plan 2011-2032.

Any vegetation in the construction area should initially be reduced to a height of 10 centimetres above ground level by hand, brashings and cuttings removed and the remainder left for a minimum period of 48 hours of fine warm weather (limited rain and wind, with temperatures of 10°C or above) before clearing to minimise the risk of harming/killing any reptiles that may be present and to encourage their movement onto adjoining land. This work may only be undertaken during the period between March and October under the supervision of competent ecologist. Once cut vegetation should be maintained at a height of less than 10cm for the duration of the construction period. A letter confirming these operations and any findings will be submitted to the Local Planning Authority by the ecologist responsible. Reason: In the interests of UK protected and priority species and in accordance with policy D20 of the Sedgemoor Local Plan

Retained hedgerows and trees shall be protected from mechanical damage, pollution incidents and compaction of roots in accordance with BS5837:2012 during site clearance works, groundworks and construction and to ensure materials are not stored at the base of trees, hedgerows and other sensitive habitats. The measures shall be maintained throughout the construction period. Reason: In the interests of European and UK protected species and biodiversity generally and in accordance with policy D20 of the Sedgemoor Local Plan

Prior to the first occupation of the development, the following biodiversity enhancement measures shall be installed within the application site: - 1no. x Habibat 001 bat box (or similar) to be built into the dwelling hereby approved, at least 4 metres above ground level and away from windows of the west or south facing elevation - 2no. x Vivara Pro Barcelona Woodstone Bird Box (open front design) (or similar) & 2no. x Vivara Pro Barcelona Woodstone Bird Box (32mm entrance hole) (or similar) - Any new fencing must have accessibile hedgehog holes, measuring 13cm x 13cm Once installed, the features shall be maintained and retained thereafter in perpetuity. Reason: In accordance with Government policy for the enhancement of biodiversity within development as set out in paragraph 187(d) of the National Planning Policy Framework and in accordance with policy D20 of the Sedgemoor Local Plan 2011-2032.

No development above DPC shall be carried out unless details of the following have been submitted to and approved in writing by the Local Planning Authority:- materials (including the provision of samples where appropriate) to be used for all external walls and roofs; details of the design, materials and external finish for all external doors and windows; details of all hard surfacing and boundary treatments. Once approved such details shall be implemented as part of the development unless agreed otherwise in writing by the local planning authority. Reason: In the interests of visual amenity in accordance with policy D2 of the Sedgemoor Local Plan 2011-2032.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order revising revoking and re-enacting that Order with or without modifications), there shall be no enlargement or extension of the development hereby permitted, including any additions or alterations to the roof, or insertion of new or enlargement of existing window or door openings, or erection of any new building or means of enclosure within the application site without the prior written approval of the local planning authority by submission of a planning application. Reason: In the interest of visual amenity and the surrounding historic environment in accordance with policies D2 and D26 of the Sedgemoor Local Plan 2011-2032 and the amenity of adjoining occupants in accordance with policy D25 of the Sedgemoor Local Plan 2011-2032.

Prior to the first occupation of the dwelling hereby approved, details of cycle storage shall be submitted to and approved by the Local Planning Authority and shall be installed prior to the first occupation of the dwelling hereby approved. Once installed, the features shall be maintained and retained thereafter. Reason: To encourage sustainable travel as in accordance with policy D13 of the Sedgemoor Local Plan 2011-2032.
