The development hereby permitted shall be begun not later than expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Before any pointing is delivered to the external elevations, and after the removal of the cement based render has been carried out, a sample panel of the detailed specification of the pointing to be employed should be prepared, agreed in writing by the LPA and subsequently retained on site for the duration of the works. The works shall thereafter be carried out strictly in accordance with the specification agreed at the site meeting. Reason: To preserve the special architectural and historic interest of the listed building.
