The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Prior to the commencement of development, the Local Planning Authority has been provided with either: a) a copy of the licence issued by Natural England pursuant to Regulation 55of the Conservation of Habitats and Species Regulations 2017 authorising the development to go ahead; or b) a statement in writing from the licensed bat ecologist to the effect that he/she does not consider that the specified development will require a licence Reason: A pre-commencement condition is necessary in the interests of the strict protection of European Protected Species and in accordance with Sedgemoor District Local Plan policy D20

Prior to the installation of any external lighting at the application site, a lighting design for bats, following guidance note 08/18 bats and artifical lighting in the UK (ILP and BCT 2018), shall be submitted to and approved in writing by the Local Planning Authority. The design shall show how and where external lighting will be installed (including through the provision of technical specifications) so that it can be clearly demonstrated that areas to be lit will not disturb or prevent bats using their territory. The design shall accord ith Step 5 Guidance Note 08/18 including the submission of contour plans llustrating Lux levels. Lex levels should be below 0.5 Lux on potential bat communiting routes (hedgerows). All externa lighting shall be installed in accordance with the specifications and locations set out in the design, and these shall be maintained thereafter in accordance with the design. Under no circumstances should any other external lighting be installed without prior consent from the Local Planning Authority. Reason: in the interests of favourable conservatio status of populations of European protected species and in accordance with policy D20 Sedgemoor Local Plan 2011-2032

Prior to the first use of the development hereby permitted, the following biodiversity enhancements shall be incorporated and shall thereafter be retained and maintained: 1x schwegler or woodcrete or similar bird nesting box to be integrated within the building. Reason: in the interest of securing biodiversity enhancements in accordance with policy D20 Sedgemoor Local Plan 2011-2032

The use of the development hereby permitted shall be limited to uses that fall under office/light industrial only and no wider commercial use without the prior written consent of the Local Planning Authority, and as per the consented use of the building to be demolished. Reason: in the interests of amenity of neighbouring residenital occupiers and highway safety in accordance with policies D14, D24 and D25 Sedgemoor Local Plan 2011-2032.

The rating level of any sound arising due to the use hereby permitted (as defined within BS4142:2014 or subsequent amended versions), shall not exceed [55] dB LAeq level at any time, when measured or calculated at the boundary of the site at the nearest residential dwelling. The assessment method used shall be in accordance with BS4142:2014 - 'Methods for rating and assessing industrial and commercial sound'. (including any future amendments to the standards). Reason: To prevent excessive noise and protect the residential amenity of neighbouring occupiers in accordance with Policies D24 and D25 of the Sedgemoor Local Plan

Prior to the first use of the proposed shutter doors they shall be fitted with brush seals at the head and sides and with a neoprene seal at the bottom, to prevent rattle caused by the wind. The brush seals shall thereafter be retained in perpetuity. Reason: To prevent excessive noise and protect the residential amenity of neighbouring occupiers in accordance Policies D24 and D25 of the Sedgemoor Local Plan.

Noise generating activities, including the demolition, clearance, removals, deliveries and the redevelopment of the site, shall not occur outside of the following hours: •Mon - Fri 08:00-18:00 •Sat 08:00 -13:00 At all other times, including Sundays, Bank and Public Holidays there shall be no such noise generating activities. Reason: To prevent excessive noise and protect the residential amenity of neighbouring occupiers in accordance with Policies D24 and D25 of the Sedgemoor Local Plan
