Prior to the first occupation of the development hereby permitted, the sileage pit shown green on drg.no. PL4989/1A shall be desomissioned, infilled and seeded and the buildings coloured yellow on drg.no.PL4989/1A shall thereafter be solely used for agricultural storage purposes and not for the housing of livestock. Reason: in the interests of amenity of future occupiers and in accordance with policy D25 Sedgemoor Local Plan

No external lighting shall be installed within the application site unless a lighting design has first been submitted to and approved in writing by the Local Planning Authority. For the avoidance of doubt such lighting scheme shall show how and where external lighting will be installed (including through the provision of technical specifications) so that it can be clearly demonstrated that areas to be lit will not disturb or prevent bats using their territory. The design should accord with Step 5 of Guidance Note 08/18, including submission of contour plans illustrating Lux levels. Lux levels should be below 0.5 Lux on potential bat commuting routes (hedgerows). All external lighting shall thereafter be installed only in accordance with the specifications and locations set out in the design, and these shall be maintained thereafter . Under no circumstances should any other external lighting be installed without prior consent from the Local Planning Authority. Reason: In the interests of the 'Favourable Conservation Status' of populations of European protected species and in accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity

Prior to first occupation of the development hereby approved, a native hedgerow screen shall be planted and maintained to the south of the proposed development as shown in the Proposed Block Plan and Proposed Cross Section Dwg No. PL4989/3A and PL4989/13. All landscape areas shall be protected and maintained, and any trees or plants which, within a period of five years from the completion of the planting, die, are removed, or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species. Trees and shrubs must be sourced from a reputable UK nursery. If not UK grown, plants must have spent at least one full growing season on a UK nursery and have been subjected to a full pest and disease programme. Where the landscaping scheme allows the hedgerow(s) planted on site should ideally be from local native stock, such as field maple, ash, hornbeam, dogwood, spindle and/or beech and will be retained and managed as a habitat feature at a height of over 2 meters. Reason: In the interests of the Favourable Conservation Status of populations of European protected species and in accordance with Sedgemoor District Council Local Plan: Policy D20 - Biodiversity and Geodiversity.

The following biodiversity enhancement measures shall be installed within the site and shall thereafter be retained and maintained a) Installation of 2x standard bird boxes purchased or built, situated on a mature tree on site or appropriately positioned on the proposed works, at a height above 3m. The ideal position for bird boxes is north facing (followed by north-east, and then east if no other aspects are possible. Under no circumstances should south or west elevations be used, and boxes aimed at different species should be spaced at least 2m apart. b) Installation of at least one insect hotel (National Trust Apex insect House or similar), to be installed appropriately and positioned at the correct orientation e.g., within one of the hedgerows. Reason: In accordance with Government policy for the enhancement of biodiversity within development as set out in paragraph 174(d) of the National Planning Policy Framework and policy D20 Sedgemoor Local Plan 2011-2032
