The proposed conversion of this Class E unit to a residential use would result in the loss of a retail/employment unit for which no reasonable justification has been provided. As such, the proposal would fail to safeguard an existing employment building and retail unit in a District Centre and is therefore contrary to policies D16 and D18 of the Sedgmoor Local Plan 2011-2032 and policy WED10 of the Neighbourhood Plan.

The proposed dwelling, by reason of the size of the internal accommodation proposed, which does not meet National Space Standards, would not provide acceptable living conditions for future occupiers. As such, the proposal is contrary to policies D2 and D25 of the Sedgemoor Local Plan 2011-2032.

Insufficient information has been provided to confirm if the scope and extent of the works required to facilitate the conversion to residential use would not be detrimental to the special architectural and historic qualities of this grade II listed building. As such, the proposal is contrary with policy D26 of the Sedgemoor Local Plan 2011-2032.
