The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Within three months of the date of this permission samples of replacement materials shall be submitted to and approved in writing by the Local Planning Authority:- A sample of the proposed finish of the flue materials (a coating or a shroud. Black, anthracite or gunmetal grey); Details of all finishes roof eaves, verges and abutments and all new guttering, down pipes and other rainwater goods, and external plumbing; A sample of the proposed finish of the air ventilation cover on the rear wall that faces into neighbours garden; Details of the finish for the replacement of roof vent mushroom cowls shall be submitted; Schedule of works detailing the replacement and installation of above materials to this listed property. Once agreed such details shall be implemented within three months of the date of their approval by Local Planning Authority. Reason: In the interest of visual amenity in accordance with policy D2 of the Sedgemoor Local Plan 2011-2032.
