The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The change of use and development hereby approved shall be limited solely to that of the occupiers of the associated dwelling, currently known as Millstones and their family for equestrian use only in a private and personal capacity and shall not be used for any commercial or business purpose or be let or rented out to any other parties at any time. Reason: The local planning authority does not wish to see any commercial or business use in this attractive rural area and in the interest of visual amenity and highways safety. In accordance with policies CO1, S2, and D13 Sedgemoor Local Plan 2011-2032.

No external lighting shall be erected or installed on the stables, loose box, manege or within the application site without the prior approval of the Local Planning Authority. Reason: in the interests of visual amenity and to ensure there is no unacceptable light pollution in the countryside, in accordance with policies CO1, D24 and D25 Sedgemoor Local Plan 2011-2032.

The use hereby permitted shall be undertaken in accordance with the waste management plan submitted and approved and dated 13 July 2021 Reason: To prevent undue problems to neighbours from flies, smells and unwanted smoke.

Prior to the first use of the development hereby permitted, the existing hedgerow shall be reduced to 0.9m in height for 5m either side of the access as shown on approved drg.no. 3802-DR-S-050-08 Rev A. This shall thereafter be maintained at all times. Reason: In the interests of highway safety and in accordance with policy D14 Sedgemoor Local Plan 2011-2032.
