The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

The visibility splays as shown on submitted drg no.'s 200_02 and 200_03 shall be delivered prior to the first use of the development hereby permitted and shall thereafter be maintained at all times. This shall include ensuring that there is no obstruction to visibility greater than 900mm above the adjoining road level within the visibility splay shown on drg. no. 200_02 and for the avoidance of doubt, ensuring the boundary wall shown on drg.no. 200_03 is reduced to and thereafter retained at a height of not more than 600mm. Reason: In the interest of highway safety in accordance with Adopted Sedgemoor Local Plan 2011-2032 Policies D13 and D14.

The area allocated for parking on the submitted drawing number WEF1 shall be brought into use prior to the first use of the development hereby permitted and shall thereafter be kept clear of obstrcuction and shall not be used other than for parking of vehicles in connection with West End Farm and the use hereby permitted. Reason: To ensure that there is adequate off road parking and in the interests of highway safety and policies D13 and D14 Sedgemoor Local Plan 2011-2032

Prior to the first use of the development hereby permitted, the first 5m in length of the access when measured from the edge of highway, shall be properly consolidated and surfaced (not losse stone or gravel) and shall thereafter be maintained at all times. Reason: in the interests of highway safety and in accordance with policies D13 and D14 Sedgemoor Local Plan 2011-2032.

Any entrance gates shall be hung to open inwards and set back a minimum distance of 5m from the carriageway edge. Reason: in the interests of highway safety and in accordance with policy D13 and D14 Sedgemoor Local Plan 2011-2032.

Prior to first use of the development hereby permitted, provision shall be made within the site for the disposal of surface water so as to prevent its discharge onto the highway. Such provision shall be thereafter maintained. Reason: In the interests of highway safety and in accordance with policies D13 and D14 Sedgemoor Local Plan 2011-2032.

All landscape areas as detailed on submitted and approved drg.no. WEF1 shall be protected and maintained, and any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species. Reason: To ensure that development sites are appropriately landscaped and in accordance with policy D19 Sedgemoor Local Plan 2011-2032

No external lighting shall be installed without the prior consent of the Local Planning Authority through submission of a planning application Reason: In the interests of the favourable conservation status of populations of European Protected Species and in accordance with policy D20 Sedgemoor Local Plan 2011-2032

The following biodiversity enhancements shall be delivered no later than the end of the first planting season following the first use of the development hereby permitted: Overseeding of the application site (where practicable), with a wildflower seed mix to enhance the existing grassland and provide greater foraging resources Hedgehog holes shall be made within the application site, measuring 13cm x 13cm to allow movement of hedgehogs into and out of the site Reason: in the interests of biodiveristy and in accordance with policy D20 Sedgemoor Local Plan 2011-2032

The use of the shepherd huts hereby permitted shall be for holiday accommodation only and shall not be occupied as a person's sole or main residence, and the site operators and owners shall maintain an up to date register of the names of all holiday guests and evidence of their main home addresses, and shall make this information available at all reasonable times to the local planning authority. REASON: the proposed accommodation is acceptable only on the basis of providing holiday accommodation in accordance with policy D17 Sedgemoor Local Plan 2011-2032
