The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

With the exception of ground works, no works to construct the extension hereby approved shall be carried out unless details of the following have been submitted to and approved in writing by the Local Planning Authority: Joinery drawings of all external joinery Conservation style roof light details External material, including stone type and mortar Roof cover material to be similar to the existing roof cover Once approved such details shall be implemented as part of the development unless agreed otherwise in writing by the local planning authority. Reason: To ensure the alteration to the historic structure is in keeping and suitable for the character and setting of the nearby listed buildings in accordance with policy D26 of the Sedgmoor Local Plan 2011-2032.
