The development hereby permitted shall be begun not later than expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Prior to the commencement of works above dpc level on the development hereby permitted, a detailed schedule of all boundary treatments to each property shall be submitted to and approved in writing by the Local Planning Authority. The proposed boundary treatments shall be implemented in accordance with the approved schedule before any dwelling to which it relates is occupied, and be retained thereafter. Reason: To safeguard the setting of the designated heritage assets and in the interests of visual amenity in accordance with Policy D26 and Policy D2 of the Adopted Sedgemoor Local Plan.

All new external and internal works and finishes including works of making good shall match the existing original work adjacent in respect of materials used, detailed execution and finished appearance, except where indicated otherwise on the drawings hereby approved or as required by any condition(s) attached to this consent. Reason: To safeguard the character and setting of the designated heritage assets in accordance with Policy D26 of the Adopted Sedgemoor Local Plan.

A representative sample of the proposed stone, roof tiles and ridge tiles shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The new materials used shall exactly match the samples approved. Reason: To safeguard the setting of the designated heritage assets in accordance with Policy D26 of the Adopted Sedgemoor Local Plan.

Any extraction flues or vent outlets shall be constructed out of metal and finished in matt black, unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the setting of the designated heritage assets in accordance with Policy D26 of the Adopted Sedgemoor Local Plan.

Any new pointing or repointing shall be carried out using a lime mortar mix. A one metre sample area of the proposed repointing shall be prepared on site for the inspection and approval in writing by the Local Planning Authority prior to the commencement of development. The new pointing or repointing shall be carried out in strict accordance with the approved panel. Reason: To safeguard the setting of the designated heritage assets in accordance with Policy D26 of the Adopted Sedgemoor Local Plan.

The rainwater goods shall be constructed out of cast metal and finished in a matt black colour, unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the setting of the designated heritage assets in accordance with Policy D26 of the Adopted Sedgemoor Local Plan.

A detailed schedule of all external finishes shall be submitted and approved in writing by the Local Planning Authority prior to the commencement of development. The external finishes shall be carried out in strict accordance with the approved schedule and shall remain in perpetuity. Reason: To safeguard the setting of the designated heritage assets in accordance with Policy D26 of the Adopted Sedgemoor Local Plan.

Details of the proposed windows and doors to a minimum scale of 1:10 including elevations, horizontal and vertical cross sections with larger scale details of any glazing bars or other elements to sufficiently describe the proposed units shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. All new joinery shall be constructed in strict accordance with the approved details. Reason: To safeguard the setting of the designated heritage assets in accordance with Policy D26 of the Adopted Sedgemoor Local Plan.

Details and samples of the proposed hard surfacing shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the hard surfacing works. The proposed areas of hard surfacing shall be constructed in strict accordance with the approved details and samples. Reason: To safeguard the setting of the designated heritage assets in accordance with Policy D26 of the Adopted Sedgemoor Local Plan.
