Conditions and Reasons

Number
Condition
Complied Date
1
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 91 of the Town and Country Planning Act, 1990 ( as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
2
The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.
3
Prior to the first use of the development hereby approved, the balcony on the south west elevation and first floor rear access door (as shown on the submitted and approved Existing Plans and Elevations Plan drg. no. JSC/2472/17/04) shall be completely removed and the opening replaced with a fixed shut obscure glazed window (as indicated on the submitted and approved Proposed Plans and Elevations drg. no. JSC/2472/17/05 rev A). The window shall thereafter be retained. Reason: To protect the residential amenity of the occupants of the adjoining Box Cottage.
4
a. The holiday unit hereby approved shall be occupied for holiday accommodation only and shall not be occupied as a person's sole or main residence. b. The holiday unit hereby approved shall not be occupied by the same person or family for more than 3 months in any 12 month period. c. The site operators and owners shall maintain an up to date register of the names of all guests, and evidence of their main home addresses, and shall make this information available at all reasonable times to the local planning authority. Reason: The proposal lacks the facilities to function as separate residential accommodation within its own right. It is also located within the area designated as countryside in Policy P6 of the Sedgemoor Core Strategy where new residential development is strictly controlled.
