The development hereby permitted shall be begun not later than expiration of three years from the date of this permission. Reason: In accordance with the provisions of Section 18 of the Town and Country Planning (Listed Buildings and Buildings in Conservation Areas) Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

A representative sample of the proposed natural stone to be used shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The proposed stone used shall exactly match the approved sample. Reason: This is a pre-commencement condition to safeguard the character and appearance of the listed building and in accordance with Policy D17 of Sedgemoor District Council's Core Strategy.

Details of the proposed windows and doors to a minimum scale of 1:10 including elevations, horizontal and vertical cross sections with larger scale details of any other elements to sufficiently describe the proposed units shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. All proposed windows and doors shall be constructed in strict accordance with the approved details. Reason: This is a pre-commencement condition to safeguard the character and appearance of the listed building and in accordance with Policy D17 of Sedgemoor District Council's Core Strategy.

A detailed schedule of the proposed finishes to the proposed windows and doors shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The proposed rainwater goods shall be constructed out of cast aluminium and finished in a matt black colour unless otherwise agreed in writing by the Local Planning Authority.
