The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

Works will proceed under the direction of a licensed bat ecologist where they have the potential to affect bats or their roost sites. Works will be timed to avoid the main bat activity season (March - October inclusive) to avoid the active bat season unless otherwise specified by Natural England licence. Reason: This is a pre-commencement condition in the interest of the 'strict protection' of European protected species and in accordance with policy D20 of the Sedgemoor Local Plan 2011-2032.

The development hereby approved shall be carried out in accordance with the submitted materials details as approved under discharge of condition 5 of permission 49/18/00034. Proposed Roof Covering Drg No. 500 Slate image CUPA12 slate details Timber window images Door Frame Sections 1:1 Red sandstone, limestone, Blue Lias mudstone (all reclaimed from site); any additional material required will be natural stone to match existing T&G accoya timber Reason: In the interests of visual amenity in accordance with Adopted Sedgemoor Local Plan 2011-2032 Policy D2.

Prior to the first occupation of the development hereby approved, bat roosts will be installed in accordance with the Bat Survey Report (Ethos, November 2018) as submitted and in accordance with the locations as approved under discharge of condition 6 of permission 49/18/00034: a) A loft void roost will be provided for a maternity colony of lesser horseshoe bats and roosting greater horseshoe and long-eared bats in Section 7.1.3. and Figures 9 and 10 of the Bat Survey report (Ethos, November 2018) as submitted. b) A pole mounted maternity bat box will be installed adjacent to the stream in the north east of the site; and c) Six Ibstock C bat box or similar installed on structures; and d) One Schwegler 1WQ hibernation bat box or similar mounted on a wall. e) Any additional boxes as determined by the Natural England licence. Once installed, all bat roosts and boxes shall thereafter be retained. Reason: In the interests of the Favourable Conservation Status of populations of European protected species and in accordance with policy D20 of the Sedgemoor Local Plan 2011-2032.

The development hereby approved shall be carried out in accordance with the Light example photo and Proposed External Lighting Locations Plan Drg No. 501 rev A as approved under discharge of condition 7 of permission 49/18/00034. No external lighting other than those approved under the lighting design for bats shall be installed without the prior written consent from the local planning authority. Reason: in the interests of the Favourable Conservation Status of populations of European protected species and in accordance with policy D20 of the Sedgemoor Local Plan 2011-2032.

Provision should be made for nesting swallows and little owls prior to the first occupation of the development hereby approved, in accordance with a scheme which shall have bene submitted to and approved in writing by the Local Planning Authority. Once installed, the provision shall thereafter be retained. Reason: In accordance with Government policy for the maintenance and enhancement of biodiversity and policy D20 of the Adopted Sedgemoor Local Plan 2011-2032.

A mixed species native hedgerow shall be planted to the north west of the converted barn (as indicated on the submitted and approved Proposed Site Plan Drg No. J-1829-06 rev H) no later than the end of the first planting season following the first occupation of the development hereby approved. Any plants which fail shall be replaced for a period of five years. Reason: In the interests of the Favourable Conservation Status of populations of European protected species and in accordance with policy D20 of the Sedgemoor Local Plan 2011-2032.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order revising revoking and re-enacting that Order with or without modifications), there shall be no enlargement or extension of the development hereby permitted, including any additions or alterations to the roof, or insertion of new or enlargement of existing window or door openings, or erection of any new building or means of enclosure within the application site without the prior written approval of the local planning authority. Reason: In the interest of visual amenity in accordance with Adopted Sedgemoor Local Plan 2011-2032 Policy D2.
